PHC helps Randolph housing resident’s transition to privatization of homes

The Randolph Housing Management Office transferred the operations and maintenance of Randolph Family Housing to Pinnacle-Hunt Communities LLC Oct. 1, marking the first step of housing privatization for Airmen and family members at Randolph. 

The maintenance agreement includes service calls, cleaning of vacant quarters, maintenance of playgrounds, cleaning of common areas and other services such as appliance repair or replacement, locksmith and pest control. The 24-hour telephone number for maintenance service is 659-9061. PHC's goal is to complete all service requests within 24 hours unless parts must be ordered or other extenuating circumstances exist. 

Landscaping service began immediately and will continue on a seven-to 14-day cycle, depending on the area and need. Once the schedule is finalized, it will be provided to residents. Service includes mowing the front side and unfenced back yards of homes. Residents who have not received or who do not wish to receive lawn service are asked to call the Pinnacle Welcome Center at 659-9061.The contractor will also remove large branches on an as-needed basis. Residents are asked to be responsible for smaller branches, leaves and sticks in their yard, by cleaning them up and placing them curbside. Curbside pickup of green waste is provided on Wednesday. Green waste should be left on the curb Tuesday after 5 p.m. for pick up the next day. 

Back door refuse and curbside bulk pickup continue on Mondays and Thursdays weekly, along with recycle pickup. Recycle pickup is bulk, meaning there is no longer a need for the popular sorting bins. New brown recycle bins have replaced blue bins and the lidded sorting bins. Residents who have not received a recycle bin should call the Welcome Center to arrange delivery of one. 

The Welcome Center houses the Pinnacle Property Management Office, Maintenance Shop, Self-Help Store and Guest Suite. The property management and maintenance staff are available Monday through Friday from 7:30 a.m. to 6 p.m. and Saturday from 10 a.m. to 5 p.m. 

The Self-Help Store is fully stocked with many of the same supplies that previously were available in the base self-help store. Residents can stop by to pick up items or call to have them delivered. The added amenity of a guest suite means residents do not have to be inconvenienced if they are displaced by heavy maintenance and repair. There is currently only one guest suite and as such, it will be utilized on a first come, first serve basis. 

Transition efforts continue with commitment and collaboration of the maintenance and property management teams. Residents can do their part to ensure privatization goes smoothly by being familiar with the resident guidelines that contain much more detail on living in your home and Randolph community.
